The TerraScan CAMA System is a full-featured mass appraisal system that is completely integrated
with the assessment administration system. This system provides users with the ability to value
all classes of real property (residential, commercial, agricultural, and mobile home).
Valuation models
TerraScan uses cost, market, and income valuation models. Our cost model is directly integrated
with Marshall & Swift cost systems. Our market model provides comparables referencing the
comprehensive historical sales module. This model allows the user to select parameters and
weights for these comparables. Comparable models can be saved for later use.
TerraScan allows users to apply all three distinct types of depreciation, physical, functional,
and economic. Users can develop their own depreciation tables or populate new depreciation models
from the built-in depreciation study tool.
Sketch
TerraSketch is an easy to use, point-and-click, and non-vector based sketch utility included with
TerraScan. This allows users to quickly input sketches of all improvements, including out buildings
ground plan sketches for farms and large commercial or industrial facilities with a just a few simple
mouse clicks.
Land Appraisal
Agricultural Land valuation follows the specific requirements for each state, and may consider land use,
soil type, permanent crop, timber use, or amenities.
Parcel Model
Each parcel can have an unlimited number of features of any type, allowing the quick valuation of
mixed-use parcels. For example, a single parcel can contain two classes of land, two residences,
and a commercial building.
